India

Indian nationals continue to lead, making up approximately 22% of international buyers. With a favorable exchange rate, strong diplomatic ties, and a clear path to Golden Visa residency, Indian investors are actively purchasing across both off-plan and secondary markets — particularly in Dubai Hills, Emaar South, and luxury waterfront projects.

United Kingdom

British buyers remain highly active, contributing 17% of foreign transactions. Economic uncertainty in the UK, combined with Dubai’s tax efficiency and lifestyle appeal, has made the city a haven for both relocation and rental investment.

Russia

Despite geopolitical tensions, Russians continue to see Dubai as a safe, stable place to invest. Russian nationals are especially drawn to ready-to-move-in beachfront properties, such as those in Emaar Beachfront and Dubai Marina.

China

Chinese buyers have shown increased interest, now representing about 14% of the market. With deepening economic ties between the UAE and China, and Dubai’s strategic role in the Belt and Road Initiative, Chinese investment is particularly strong in branded developments like Dubai Creek Harbour and Sobha Hartland.
