Thanks to Property Monitor I now have access to some great data regarding Property Developers performance and market share.  

Over the past 18 months or so, we have seen a slow down in project releases, more affordable pricing and realistic structured payment plans.

Since the beginning of Q2 2019, Emaar has seen the majority share of apartment sales 23.6% – from 1,011 sales at an average price of AED1,734 per sq ft.  The 2nd largest share, 10.9% is held by Damac with 566 sales at an average of AED1,218 per sq ft.

Emaar is also the leading Developer for Villa and Townhouse sales with a share of 41.1% of the market in Q2 of 2019 which equated to 393 sales at an average price of AED869 per sq ft.  Dubai Properties has the 2nd largest market share of 19.5% from 186 sales at an average of AED766 per sq ft. 

Compared to Q2 2019, the figures show little difference with Emaar with the largest market share overall with a 15.3% share of apartment sales, 1052 transactions and 30.2% share of Villa/Townhouse sales, 433 transactions.
